Conditions of Hire
The contract of hire shall be between the Hirer and the Property Owner and subject to the conditions of Hire.
The letting of the property is for holiday use only.
All rents are per property per week. We reserve the right to amend the prices without notice.
25% deposit is required to secure booking.
Provisional bookings made by telephone must be followed by the receipt of a booking form and deposit within seven days, or three days if a provisional booking is made for the holiday taken within six weeks.
Upon payment of the deposit and acceptance of the booking, the hirer becomes liable for the balance of the rent to be paid four weeks prior to holiday. Where holidays are cancelled, we will retain the full deposit.
The maximum number of persons to be accommodated at the property is three adults or two adults and two children. This number must not be exceeded, nor shall the hirer part with possession of the property, sublet or share it, except with the members of the party shown on the Booking Form.
Bookings will not be accepted from persons under 18 or parties comprising of young single persons only. We reserve the right to refuse a booking, solely at our discretion.
The property will be furnished and equipped for a maximum of four people; hirers will be required to provide their own duvet covers, sheets, pillowcases and towels. Bed linen can be supplied at an extra cost.
If the property is unavailable due to circumstances beyond our control, all monies will be refunded. No compensation payments will be made.
If the hirer is not satisfied with the accommodation provided, they should contact the owners – Mr & Mrs Hinton, as soon as possible and advise them of the problem.
We then reserve the right to enter the property to facilitate any emergency repairs – entry will be arranged if possible when the hirer is available, however, if this is not possible, the owners will enter to attend to the problem.
Complaints cannot be accepted after the holiday.
We cannot guarantee the security of your vehicle or personal possessions whilst within the curtilage of the property and cannot be held responsible for any loss or damage thereto.
Visitors will be met at the property at an agreed time, preferably between 2.30 - 6 pm on the day of arrival, this arrangement can be flexible only with prior notice.
Visitors must vacate the property before 10.30am on the day of departure.
Keys will normally be collected. However, arrangements can be made for the hirer to leave the property locked and post the keys through the letterbox.
All visitors are expected to leave the property clean and tidy and in a condition ready for the next occupants.
All dishes cooking utensils, grill-pan, stove and microwave must be left clean.
If the bungalow is left in a condition that requires extra cleaning, then the owners will forward an invoice for the cost of the extra cleaning.
The owners reserve the right to ask guests to leave if they fail to observe these conditions or cause a nuisance to the neighbours or damage the property. There will be no refund in these circumstances.
Please note there is a NO SMOKING POLICY AND NO DOGS – EXCEPT FOR SERVICE DOGS.

In order to keep our costs low we kindly ask you to pay the electricy that you have used during your stay. Guests will pay the current price per unit, please read the meter on arrival and leave payment when you check out.
